Challenge

Pilous Packaging, a packaging logistics services provider from the Czech Republic, was expanding its well-established operations in Slovakia. The company was bidding on a tender for an automotive parts manufacturer and needed a warehouse in the Trenčín area. To support this, it engaged iO Partners to assist in securing the necessary logistics space.

Approach

iO Partners responded promptly, searching for available warehouse options in the Trenčín area. The team identified a vacant unit in LOGICOR Nové Mesto and arranged viewings of the warehouse and the associated office spaces. With another prospect considering the same warehouse, iO Partners negotiated with the landlord to hold the proposed leasing solution for Pilous Packaging. This was critical as Pilous Packaging was still in the process of securing the new project, which had not yet received final approval from the manufacturer.

Results

iO Partners successfully secured the last vacant unit in LOGICOR Nové Mesto (Log Center R7) for Pilous Packaging by negotiating a lease for Unit 1 with an obligation to expand to Unit 2. This strategic move not only ensured the company had the necessary space once the project was approved but also resulted in significant savings compared to standard market rents at the time. These favourable rental conditions allowed Pilous Packaging to confidently move forward with the tender, knowing it had secured a competitive and cost-effective logistics space.
